Kingwood, TX  


With trees and parkland everywhere, Kingwood is a calm oasis just twenty miles north of downtown Houston. Graceful saplings and mature pines and magnolias spread a green canopy over the quiet streets and provide ample shade from the brilliant Texas sunshine. Miles of bike and walking paths wind through the city’s parks, and follow the shores of nearby Lake Houston. It’s normal to see families of deer, native birds and ducks in this semi-rural community, and residents enjoy the seasonal wildflowers that carpet the forest floor. 

Kingwood is made up of several villages, each with their own parks and swimming pools, and these are connected by extensive greenbelts and hiking trails. There are several larger parks throughout Kingwood as well, and an excellent nature center. The adjacent Lake Houston State Park offers a host of recreational opportunities, including camping, horseback riding, hiking, and canoeing. 

Residents enjoy top golfing on the city’s seven courses, surrounded by whispering forest. Sports are big in this community, which has several ball parks, good playgrounds, lighted tennis courts, and ample places to fish, horseback ride, canoe, and boat. Families may go swimming or attend the gym at the Kingwood Athletic Club, which offers physical training in a range of disciplines. Numerous sporting clubs and leagues serve both adult and child residents, and the local Horseman’s Association coordinates a range of equestrian events in this semi-rural community. 

Kingwood has a vibrant community arts scene, with community choral singers, a writers group, a poet’s society, a dance theater, and an excellent community theater. The Kingwood Quilt guild meets regularly and there are several women’s and mother’s support groups in this family friendly community. The local art gallery highlights the work of local artists and there are several stores in town that sell art and antiques. 

In addition, Kingwood Drive and the Town Center have big name retail chains, specialty stores, cafes, restaurants and bars, and the community is only three miles north of Deerbrook Mall, the region’s primary retail center in nearby Humble. 

Many professional people have traded in their commutes for office space in Kingwood, but those that still work in the big smoke enjoy a relatively short rush hour commute time of around forty minutes. Families favor the community for its green lifestyle and for the quality of its schools. Administered by the Humble Independent School District, one of the best academic districts in the Houston region, Kingwood schools are top notch. Ninety-four percent of graduating seniors go on to attend college and university, and Kingwood College caters to many of them. 

Homes in Kingwood are all modern and architecturally distinctive, and most are on the upscale end.  

World class culture, entertainment and sports are close at hand in Houston, which is a major inland port for the Gulf of Mexico and a world-class business center. 

LOCATION
Kingwood is in Harris County, Texas, about twenty-three miles northeast of downtown Houston and four miles north of Humble. This pretty green city is on the shores of Lake Houston and is just southwest of the neighboring Lake Houston State Park.  

Despite its semi-rural feel, Kingwood is readily accessible to Houston, the Bush Intercontinental Airport, the Greenspoint Business Center, and the Greenway Plaza area. 

Highway 59 passes directly through Kingwood, connecting it to Humble and Houston going south, and Livingstone and Longview going north. Also going north, Highway 59 intersects I 20, which in turn journeys east to Shreveport and west to Dallas. 

About ten miles south of Kingwood, Highway 59 intersects with the Beltway 8 loop that surrounds Houston; several key highways and interstates radiate from this to reach across Texas. 

Recent road improvements in Kingwood itself have greatly shortened commute times for residents, particularly those in more recent developments like Oakhurst. 

TRANSPORTATION/AIRPORTS
With the George Bush Intercontinental Airport and the Port of Houston nearby, Kingwood is well connected to neighboring communities, the nation and the world. The huge airport is under ten miles to the southwest and the bustling port is about twenty-five miles away. 

Metro Transit runs a superb service in the region, linking Kingwood to surrounding communities and to the airport, and there are also rail links to the Port of Houston. The local Metro Park & Ride station is conveniently situated in Kingwood. 

Well planned roadways ease commute times to Houston and surrounding communities and Highway 59 has undergone a massive upgrade of late, which has shortened the commute time to Houston dramatically. 

BRIEF HISTORY
A relatively new community, Kingwood’s first homes were built in 1970. The region had long been forest land farmed for lumber, and in 1967, the Friendswood Development Company purchased 50,000 acres of it from the Foster Lumber Company. Choosing land on Highway 59, Friendswood Development figured they could build an attractive community for families who needed to live near to Houston but wanted a more rural lifestyle.  

Careful urban planning led to today’s “Livable Forest”, a town surrounded by forest and full of trees and parks. When it was first built, Kingwood was one of only two master-planned communities in the Houston region, and in 1970 and 1971, the first five families moved into Trailwood, the town’s original suburb. Since then, Kingwood has grown rapidly and now covers fifteen thousand acres. 

 

Atascocita, TX 

Currently one of the fastest growing areas in the Houston region, Atascocita has affordable housing, large convenient shopping malls, family orientated dining, and plenty of parks and recreational facilities. Most of the individual subdivisions within the town have their own parks, swimming pools, and tennis courts, and the large Lindsay Lyons Park has several large athletic fields, a playground, and a barbeque and picnic area. 

Lake Houston neighbors Atascocita to the east, and residents enjoy swimming, boating, water skiing, canoeing and fishing there. The nearby Lake Houston State Park is another beloved resource, with great camping, hiking, horseback riding, and fishing. Golfers appreciate the beauty of the local country clubs and the quality of the courses. 

Residents have plenty of conveniences close at hand, but they also appreciate being so close to Humble’s Deerbrook Mall, which is easily the largest in the region. Houston is a stone’s throw away, offering world class shopping, culture and entertainment. 

LOCATION
Located 6 miles east of Humble in Harris County, Texas, Atascocita is right on Lake Houston, across the water from Kingwood. Houston is about 25 away and the Bush Intercontinental Airport, the Greenspoint Business Center, and the Greenway Plaza are all close at hand. 

FM 1960 passes directly through Atascocita, journeying west Highway 59, which runs south into Houston and north to Longview. FM 1960 east journeys across the lake towards Dayton. 

Beltway 8 surrounds Houston and several key highways and interstates radiate from this to reach across Texas—this readily connects surrounding communities like Atascocita to the wider Texas region. 

TRANSPORTATION/AIRPORTS
The Bush Intercontinental Airport is a mere fifteen minute drive from Atascocita, connecting residents to destinations around the nation and the world. 

Houston’s Metro Transit system is extensive, connecting Atascocita residents to Houston and to surrounding communities, and Atascocita has a Metro Park and Ride station. 

Thanks to the well designed highway system surrounding Houston, a rush hour commute there from Atascocita takes only about forty minutes. 

BRIEF HISTORY
Home to local Indian groups for centuries, the Atascocita region was first used by Europeans in the late seventeen-hundreds, when Spanish explorer Alonzo DeLeon established an east-west trail through land that is now Atascocita. 

By 1757, the Spanish were feeling territorially threatened by the French, who were trading with the local Indians in a widespread manner; they built a fort and the settlement of Atascosito along the road to prevent this practice. In time this became Atascocita. 

By 1820 the Atascosito Road had become the most traveled road in Texas, connecting San Antonio, San Felipe and Atascosito. After the War of Secession, it fell into disuse, until the early nineteen-hundreds when it became a farming and lumber route. Now known as FM 1960, this historic route is the region’s most direct east-west connection, and today’s Atascocita has become one of the fastest-growing residential communities in America.  

Humble, TX 


Historic Humble is a bustling and prosperous city with some of the best schools in the state, a superbly equipped modern hospital, a brand new civic center, and a thriving retail and commercial scene. The Bush Intercontinental Airport is part of the city and NASA’s Johnson Space Center is nearby in Houston. Homes are affordable for working families and the city is growing at a rapid rate.  

There are four large parks in Humble, several fields and ball parks, a fitness course, tennis courts and two swimming pools. Children’s sports abound in this family friendly community, including Little League, Pee Wee Softball, soccer, swimming, and volleyball, and there are several men’s and women’s teams as well. 

Humble’s Deerbrook Mall is the primary shopping hub for the wider region, and the Civic Center hosts a wide range of events that draw people from all over. With the culture, entertainments and economic opportunities of Houston a mere fifteen minute drive away, residents of Humble are well placed to reap the benefits of this major city without sacrificing their more neighborly way of life. 

LOCATION
Humble is in Harris County, Texas, about twenty miles northeast of downtown Houston and four miles south of Kingwood. Houston and other key Texas communities are highly accessible to Humble, which is only six miles north of Beltway 8 (which surrounds Houston and is the centre of several key highways and interstates that radiate outward, crossing Texas). 

Highway 59 passes directly through Humble, connecting it to Houston and Beltway 8 to the south, and Livingstone and Longview going north. Also going north, Highway 59 intersects I 20, which in turn journeys east to Shreveport and west to Dallas. 

TRANSPORTATION/AIRPORTS
Due to it’s proximity to Houston, Humble is superbly well connected to the rest of the nation by transport. The Bush Intercontinental Airport (Houston’s primary airport and the world headquarters of Continental Airlines), is only seven miles from Humble, and the Port of Houston (America’s third-largest ocean port), is just twenty miles away. 

The local rail service connects Humble to the port, and to Houston and Galveston, and the Metro Transit service provides a comprehensive service throughout the region, linking Humble to surrounding communities and to the airport. 

BRIEF HISTORY
Humble takes its name from one Pleasant Smith Humble, who arrived in the region with his family not long before the Civil War. A few white settlers lived in the Humble region prior to his arrival, but it wasn’t until Humble acquired his land along the San Jacinto River and began to operate a ferry that the place became generally known. Humble became the local justice of the peace and in 1886, opened a post office in his home.  

When developing Houston needed local lumber, C. O Bender arrived and built a sawmill, and the community of Humble was born. Bender purchased the town site and established a commissary where workers traded tokens for merchandise. The early town had two hotels, two general stores, a church and a school, and most of its workers worked for the lumber industry. 

Oil was discovered near Humble in 1902 and the small village was soon overflowing with the tents of migrant workers. By 1905, the Humble oil field was the largest producing field in Texas, and local entrepreneurs formed the Humble Oil and Refining Company (now Exxon Co. USA). Humble had become a boom town. 

Lumber remained a staple of the local economy and dairy farming increased as the oil stocks were gradually depleted. Humble was incorporated in 1933 and remained a small agricultural center until the opening of the Intercontinental Airport in 1969. This saw the growth of hospitality and distribution related businesses. 

The years that followed saw new housing developments constructed, like those at Atascocita and Kingwood, and Humble began to develop into the commercial and economic center for the wider region that it is today. In the mid-nineteen-eighties, the massive Deerbrook Mall opened its doors and it remains the shopping hub for Humble, Atascocita and Kingwood.

Many buyers make home buying decisions based primarily upon emotional reactions to the homes we show them. A freshly-painted house with clean windows and waxed floors will sell for top dollar, while a nearby home which needs a lot of cosmetic attention may languish on the market, even with a much lower asking price.

If you find yourself in the position of comparing two such houses, put your imagination to work. If the only difference is paint, cleaning, and carpeting (or getting unsightly furniture moved out), remember that these are fairly low ticket items that you would probably choose to do even if the house is in good shape. If you focus your attention on the location and the condition of the structure and the major systems, you may be able to get a "not-very-rough" diamond at a great price. If cosmetic problems make you nervous about the home, the structural inspection can answer most of your questions.
